What Renting in Atlanta Actually Costs Each Month
A line-by-line monthly cost stack for renting in Atlanta, built from Georgia Power's filed tariff, DeKalb County's 2026 rate sheet, the Georgia PSC gas marketer index, MARTA's published fares and the Georgia Code, with live rent bands at Verdant Peachtree Creek on 13 October 2026.

A one-bedroom at Verdant Peachtree Creek is listed between $1,230 and $1,543 today, or $1.61 to $1.83 per square foot. That is the easy number. The harder one is everything stacked on top, and in Atlanta the biggest single swing is a Georgia Power tier that switches on at 650 kilowatt hours in summer and raises your marginal rate by 66 per cent. Here is what each line of a monthly budget in Brookhaven costs, with the published source for every figure.
What the homes cost before anything else
Thirty-seven homes across twelve floor plans are listed today, all of them one-bedroom or two-bedroom. There is no three-bedroom in the current set. Eighteen one-bedroom homes run $1,230 to $1,543 at 742 to 870 square feet; nineteen two-bedroom homes run $1,585 to $1,866 at 1,112 to 1,238 square feet, checked against the community's own listings on 13 October 2026.
The per-square-foot number inverts the obvious conclusion. One-bedroom homes run $1.61 to $1.83 per square foot; two-bedroom homes run $1.35 to $1.57. The second bedroom is cheaper by the foot, because the fixed cost of a kitchen and bathroom spreads across more floor area. The gap between the cheapest of each is $355 a month for at least 242 extra square feet. We have written that out in the comparison of Verdant's one and two-bedroom plans, and listed the current one-bedroom homes separately.
The Georgia Power tier that reshapes your August bill
Georgia Power's Residential Service Schedule R-31 is the filed tariff, and it is seasonal. It applies to bills rendered from the billing month of June 2026 onwards. The basic service charge is $0.4603 per day, or $13.81 over a 30-day month. From October through May, all usage is charged at a flat 8.2116 cents per kilowatt hour.
From June through September the tariff splits into three blocks. The first 650 kilowatt hours are 8.7738 cents, the next 350 are 14.5738 cents, and everything above 1,000 is 15.0828 cents. The middle block is the one that matters: crossing from 650 to 651 kilowatt hours raises your marginal rate by 66 per cent, in the four months when a 742 to 1,238 square foot home is running air conditioning hardest.
Here is what that does in plain arithmetic on the filed rates. At 600 kilowatt hours in winter the energy charge is $49.27. At 900 kilowatt hours in August it is $93.46, because 650 units price at the low block and 250 at the high one. At 1,200 kilowatt hours it is $138.21. The step from a mild summer month to a heavy one is steeper than the step from winter to summer, and it turns entirely on where you land against 650.
None of those figures are your bill. The tariff states the amount calculated at those rates is increased under Georgia Power's Environmental Compliance Cost Recovery and Demand Side Management Residential schedules, and that the minimum monthly bill is the basic service charge plus both of those plus the municipal franchise fee. Georgia Power's rate plan page confirms the quoted prices exclude fuel, taxes and fees, and lists Fuel Cost Recovery and a local tax adjustment separately. Treat the cents above as a floor. That page also lists a $30 account establishment fee and says a deposit of up to twice your monthly average may be required.
Why two companies appear on your gas bill
Georgia's retail gas market is deregulated, and it genuinely confuses people arriving from other states. Atlanta Gas Light owns the pipes, reads the meter and restores service when something goes wrong. It does not sell you the gas. You choose a separate certificated marketer who sells you the therms, and one bill carries both the marketer's commodity price and Atlanta Gas Light's base charge for the network. Changing marketer does not change who digs up the road.
The commission publishes a monthly price comparison, and that is the document to read before signing. The October 2026 index lists, for standard variable plans, Town Square Energy at $3.48 per therm with a total bill amount of $62.58 a month and Constellation at $3.59 per therm with $64.54 a month. For standard fixed plans it lists Fuel Georgia at $1.67 per therm with a total of $1,069.18 a year and Xoom Energy at $1.67 per therm with $1,073.15 a year.
Read those two groups as different units, because they are. The commission publishes variable plans with a monthly total and fixed plans with an annual total, so the headline figures are not directly comparable, and it notes that other charges may also apply. The index is for comparing within a category, month after month, from the regulator rather than a marketer. Its note that the senior discount is either $14.00 or the total Atlanta Gas Light base charge, whichever is less, confirms the base charge sits inside your bill separately from the per-therm price.
Water and sewer, where the smaller pipe costs more
Verdant sits in DeKalb County, so the county's Watershed Management schedule governs the underlying service. The rate sheet effective 1 January 2026 sets a monthly readiness-to-serve charge of $3.64 for water and $8.84 for sewer on a three-quarter inch or smaller meter: $12.48 before a drop is used.
Water is tiered and sewer is not, and sewer is five times the price. On a three-quarter inch meter the first 2,000 gallons are $2.77 per thousand, then $3.95 to 10,000 gallons, $5.90 to 20,000 and $10.36 above that. Sewer is a flat $14.54 per thousand gallons at every tier, which at the lowest tier is 5.25 times the water charge for the same thousand gallons. What costs money is treating the water after you have used it, not delivering it.
Run the arithmetic on those published rates. At 2,000 gallons a month, water is $5.54, sewer $29.08 and fixed charges $12.48, for $47.10. At 3,000 gallons, $65.59. At 4,000 gallons, $84.08. Each additional thousand gallons costs $17.31 to $18.49 all in, and a new account carries a non-refundable $20.00 application fee.
How that reaches you depends on your lease, not on the county. Some communities bill water directly, some submeter, some allocate. We never estimate a property's charges: ask the leasing office for the published fee schedule in writing. For the wider picture, see what renting in Brookhaven involves.

MARTA fares against the cost of keeping a car
Verdant sits near the northern end of the MARTA Gold line, which runs Doraville to Airport. The published station list places Chamblee one stop south of Doraville and Brookhaven one stop below that, then Lenox, Lindbergh Center and on into Midtown and downtown. That means a single-seat ride to the airport and to the central business district without a car.
The published fares are specific. A one-way standard fare on rail, bus, Rapid and MARTA Reach is $2.50, and a reduced fare for riders over 65, Medicare cardholders and people with disabilities is $1.00. A seven-day pass is $23.75, a 20-trip pass is $42.50 and a 30-day pass is $95. A Breeze card, physical or virtual, carries a one-time $2.00 fee. Every trip comes with up to four transfers, which must use the same payment method.
The break-even on the monthly pass is 38 rides. At $95 against $2.50 a ride, the pass pays for itself at 38 one-way trips in 30 days. Two trips a day across 21 working days is 42 trips, $105 as single fares, so a five-day commuter saves $10 and rides free at weekends. Someone travelling in three days a week makes 26 trips, $65 as singles, and should not buy the pass.
Station parking is cheaper than people expect. MARTA's published fee page says parking under 14 hours in daily and long-term lots is free if you present your ticket at the exit machine. The over-14-hour fees it lists are $7.00 at five stations including Lenox and $10.00 at four including Doraville. Brookhaven and Chamblee are not on that list at all. We set out the detail in our guide to renting near the Chamblee MARTA station.
The one-off tax Georgia charges to title a car
If you keep a car, Georgia front-loads the tax. The Georgia Department of Revenue states the current Title Ad Valorem Tax rate is 7.0 per cent of the vehicle's fair market value, charged once at titling rather than as an annual ad valorem bill. On a vehicle worth $20,000 that is $1,400, payable the moment you take the title.
Arriving from another state is cheaper, but not free. The department states that new residents to Georgia pay 3 per cent, which on the same $20,000 vehicle is $600. It is the largest one-off number people moving to Atlanta forget to budget for, and it lands in the same month as a deposit, a first month's rent and a utility deposit.
What Georgia law says about your deposit
Georgia caps residential security deposits, and the cap is recent. The Safe at Home Act, House Bill 404 of 2024, added Code section 44-7-30.1 to the Official Code of Georgia Annotated: "No landlord shall demand or receive a security deposit in an amount that exceeds the equivalent of two months' rent." Section 6 applies it to leases entered into or renewed on or after 1 July 2024. Against today's highest listed two-bedroom rent of $1,866, the ceiling is $3,732. The same act revised section 44-7-13 so the landlord shall keep the premises in repair, and revised the definition of utilities in 44-7-14.1 to include cooling, which in Atlanta is not cosmetic.
Handling rules sit in the rest of Article 2 of Chapter 7. The Georgia Department of Community Affairs' Landlord-Tenant Handbook, revised 29 August 2024, sets out that landlords owning more than ten units, or who use a management agent, must hold the deposit in a bank escrow account used only for deposits or post bond with the superior court clerk, give written notice of where that account is, and give you a signed list of existing damage before accepting the deposit.
At move-out the clock runs in business days, then in calendar days. The handbook states the landlord must inspect and prepare a signed list of damage with estimated values within three business days of termination, and you may inspect within five business days and note any disagreement in writing. All landlords, whatever their size, must return the deposit within thirty days of termination or the date you leave, whichever is later, with a written statement of anything withheld. A landlord with more than ten units or a management agent who wrongfully withholds can be liable for three times the amount plus attorney fees, unless it was a good-faith mistake. One detail is easy to miss: if the refund comes back undeliverable and you cannot be located after reasonable effort, the money belongs to the landlord ninety days after it was mailed. Leave a forwarding address in writing.
Adding the stack up
Take a two-bedroom at the bottom of today's band and build it from the sourced figures. Rent, $1,585. Water and sewer at 3,000 gallons on DeKalb's 2026 schedule, $65.59. Electricity at 900 kilowatt hours in August, $107.27 of tariff charges. A MARTA 30-day pass, $95. That is $1,852.86 before gas, internet, anything the community's published fee schedule adds, and the riders that increase the tariff amount.
The volatile parts are the summer electricity block and the gas marketer choice. Everything else is fixed by tariff or by lease. The two decisions genuinely in your hands are whether your usage stays under 650 kilowatt hours from June through September, and which marketer you sign with after reading the commission's index rather than an advertisement. Frequently asked questions
What does a one-bedroom at Verdant Peachtree Creek cost today?
Eighteen one-bedroom homes are listed between $1,230 and $1,543, at 742 to 870 square feet, checked on 13 October 2026. That is $1.61 to $1.83 per square foot.
Does Verdant Peachtree Creek have three-bedroom apartments?
Not in the current listing set. All 37 homes listed on 13 October 2026, across twelve floor plans, are one-bedroom or two-bedroom.
What is the Georgia Power residential electricity rate?
Under Schedule R-31, October through May is 8.2116 cents per kilowatt hour. June through September is 8.7738 cents for the first 650 kilowatt hours, 14.5738 for the next 350 and 15.0828 above 1,000. The basic service charge is $0.4603 per day.
Why is my Atlanta electricity bill higher than the tariff rate suggests?
Because the tariff is only the base. The schedule states the calculated amount is increased by the Environmental Compliance Cost Recovery and Demand Side Management schedules, and the rate page lists Fuel Cost Recovery, the municipal franchise fee and a local tax adjustment on top.
Who supplies natural gas in Atlanta?
Atlanta Gas Light owns and operates the delivery network, but you buy the gas from a certificated marketer you choose. The Georgia Public Service Commission publishes a monthly pricing index comparing marketers, which is the independent place to compare before signing.
What are DeKalb County water and sewer rates?
Effective 1 January 2026, on a three-quarter inch meter, water runs $2.77 per thousand gallons for the first 2,000, rising through $3.95 and $5.90 to $10.36 above 20,001. Sewer is a flat $14.54, plus readiness-to-serve charges of $3.64 and $8.84 a month.
How much is a MARTA monthly pass, and is it worth it?
A 30-day pass is $95 and a single ride is $2.50, so it breaks even at 38 one-way trips. A five-day commuter making 42 trips a month saves about $10; someone travelling three days a week does not.
Which MARTA stations are nearest Brookhaven and Chamblee?
Both are Gold line stations. The line runs Doraville, Chamblee, Brookhaven, Lenox, Lindbergh Center and on to Midtown, downtown and the airport, a single-seat ride either way.
How much is Georgia's car title tax?
The Georgia Department of Revenue states the Title Ad Valorem Tax rate is 7.0 per cent of a vehicle's fair market value, charged once at titling. New residents to Georgia pay 3 per cent.
Can an Atlanta landlord charge any security deposit they want?
No. O.C.G.A. 44-7-30.1, added by the Safe at Home Act in 2024, bars any deposit exceeding two months' rent for leases entered into or renewed on or after 1 July 2024. Deposits must generally be returned within thirty days of termination or move-out, whichever is later.
